For your safety and the safety of our current tenants we are keeping viewings to a minimum this year. We have invested heavily in creating virtual tours which are available on this site and they are written into the tenancy agreement so you can be sure they are accurate. I do have access to a VR headset and am happy to come to you to provide a full virtual viewing. We appreciate you may want to be sure the virtual tours are accurate however so if you are interested after looking at all the online material we can offer limited viewings to a maximum of two from each group to verify.

No the bills are paid by the tenants. We are happy to add these to make it all inclusive, this would add £275 a month onto the rent.

Tenants are responsible for taking out their own contents insurance. Each room has a lock on however so is secured.

We would need the names and email address of each tenant and their guarantors – all the paper work is digital and will be emailed to be e-signed.

A non refundable holding deposit of £200 is required – this stops the advert and any other booked viewings for a week whilst the tenancy agreement is signed. Upon completion of the tenancy agreement the full deposit (less the holding deposit) is paid and you will receive the certificates showing its been protected.

Speak to us, if there are only a couple of tenants in a group in this position we maybe able to proceed without one. There are also other options such as a larger deposit or an insurance based product such as https://ukguarantor.com/ There are always solutions.

We have never had to pursue a guarantor since we have been doing this but clearly the risk remains. There is insurance available for one off fee of around £95 – please visit https://www.guarantorinsure.co.uk
